Resident Selection and Occupancy Criteria

Income/Employment/Credit:
Applicant's qualifying income and credit experience must meet criteria currently in use under the Rent Grow Resident Qualifying Formula. For purposes of qualification, expenses include but are not limited to: rent, utilities, payment on credit card balances and installment loans. In the case of roommates, combined income and expense will be used to determine eligibility to pay. Both are fully liable for payment regardless of the performance of the other. Where expense ratios exceed 40%, consideration can be given if some debt is to be paid off in less than four months. Salary and/or wages, length of employment, and position must be verified for all applicants. Employment income must be verifiable through one or more of the following sources: a company business office, letter of employment, verification of income form, check stubs or tax return.

Landlord References:
References from the applicant's current and former landlords are required on all applications. If the applicant owned a home, the Mortgage Company must be used as a reference. Any record of chronic nonpayment, disregard for lease provisions, or eviction, are grounds for denial.
All rental references must meet the following criteria in order to be substantiated:
  • The reference must be obtained from the business office of a recognizable apartment community, or;
  • The reference must be obtained from an independent landlord who is a member of the Apartment Association, or;
  • A copy of a lease, or 6 months of cancelled rent checks or rent receipts must be presented in order to verify the name of the landlord.
Misrepresentation/Criminal Activity:
You will be denied rental if:
  • You misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated.
  • In the last 10 years you have been convicted for any type of crime that would be considered a threat to real property or to other residents' peaceful enjoyment of the premises, including the possession, manufacture or distribution of controlled substances.
Occupancy Criteria:
The occupancy standard is two persons per bedroom. No persons other than those listed on the application and lease may occupy an apartment without prior written approval.
  • Applicants must be at least 21 years of age. Exception: applicants under 21, who can provide  a favorable, verifiable rental will be considered.
  • The number of adults may be restricted to two per apartment in areas where parking is limited. Adults are defined as any person at least 18 years old; except that additional persons over 18 years of age are permitted if such persons are the legal adult children of/or dependent upon the lessee for their care because of physical limitations. 
Motor Vehicles:
  • Occupants of one singular apartment may keep only two motor vehicles on the premises at any time. If a third vehicles is necessary, special arrangements must be made with the manager before occupancy.
  • Inoperable or severely bodily damaged vehicles are prohibited from being parked on the property. Semi Trucks and Commercial Vehicles are prohibited.
Documentation/Misc:
All applicants must provide positive identification in the form of a valid driver's license or a state issued picture identification. All applicants are required to complete and sign an application and pay an application processing fee of $35.00. All applicants are required to sign a lease before occupancy. All applicants are required to pay the security deposit before occupancy.
